He's trying to do one of two things - probably BOTH things simultaneously:1 - Reprice the entire asset class - ie raise prices of mobile home parks as fast as possible.2 - Attract deep pocketed accredited investors to his private funds so that he can enlarge his portfolio as rapidly as possible while waiting for the stabilized caps to compress further.I'll lay out the remainder of my reasoning for this tomorrow.

When you know enough to do well at wholesaling, you probably won't be wholesaling as you'll identify other opportunities to profit from, legally without license issues.As to the class you mentioned, if she is an accredited instructor with the state, then that is okay, a classroom would be better!

They need to be either an accredited or sophisticated investor (which has to do with their income and assets) and then you can structure pretty much however you like with a split in equity, a preferred return (partner gets the first X% of income, if there is positive income) or interest rate.
