The Cultural Trail has been a major bump for the area, commercially. 

I have a really solid credit score, a couple credit trails open, a 2 1/2 year credit history and am putting forward about 20-25% of the down payment with cash.

It's a bit on the high side, but low taxes make the payment under 1500 monthly, beautiful home (to the eye it's a flip so I worry about inspection) . 4 bed 2.5 bath and lie 2200 sq feet counting the basement, that has its own street enterence, and it's an end unit right up against the park and a nature trail. 2938 Miles Ave if anyone wants to look thanks 

@Jeffrey Eugen This is a HUGE mistake made by a lot of investors (simply because they don't know about it), so it's good that you brought it up.Get ready for a trail of definitions... 

@Eric Gamble have you received the Trailing 12 and the rent roll from the agent?

I wouldn't be too concerned either, but I would just create a paper trail and note the mistake with your tenants.Personally, I would ask them if they want to do in this scenario.
