@Becca F. your PMC is doing you a disservice by taking the path of least resistance - for them!

Anything is possible but I'd rather focus my effort (time) on the path of least resistance.

There's been resistance to increasing rents this year, but there's a strong demand for fully equipped properties.

Ensure it's a high grade product, "Water PROOF" (not water resistant which many are) and I also caulk along the bottom edge of the trim/baseboards so if water splashes/leaks you'll see it on the floors as it pools up. 

They tend to be more scratch and water resistant compared to hardwood. 

Money finds the path of least resistance.

If people resist to pay or can't afford to pay, then we offer them the other two options.

How do you handle coaching your pm's when there are areas they could do better, but may be resistant to change?

I am back- Propert will be inflation resistant and will take care of you if you are not over leveraged.

Direct mail has to be repetitive over time and I spent my budget on a "golden letters" campaign (on the advise from some dinosaur at my market center whose "mastermind" classes I will never attend again), didn't have budget or writer's cramp resistance to keep up with that over time.
