First thing is to add on and renovate, rent and refi (BRRR) and then get plans to build more.Purchase price $580k paying sellers costsCurrent as is ~750-800k in this crazy market, doing conventional N/O/O Loan with 20-25% down and appraiser scratched his head after seeing price and said he would bring it down to avoid lender asking a million more questions, appraisal came in today at $680k.Was originally going to add an ADU 1200' from the ground up and have an ARV of 1.2-1.3 but with the SB9 plans, we are looking at subdividing lot and building 4 units, possibly 6 with 2 being ADU's.

ADD on to the post - they are disputing the full 1000.00 SD - shouldn't it at least be just 700.00 in dispute because they do owe the W/S final bill which is the in lease as well that they pay W/S and have been for years and we refunded them 100.00 ???

It's like people assume because you bought a ton of real estate you're making tons of money.Often, newbies don't understand that prolonged vacancies, expenses, repairs, supplies, etc. all drag heavily on cash flow and turn 100 units from a blessing to a curse quickly.Quick example: I could add on 100 units in 2020 if I don't care about cash flow or I too optimistically figure my actual expenses.

I have the Mail Merge Toolkit from www.MapiLab.com add-on that can attach the mail merge customized files and blast out the emails with PDF attachments to the filtered list from the Excel spreadsheet.I use http://bit.ly/pawsf-1 (shameless plug) to generate the PDF attachments for the subject property, depending on whether I am email blasting to private lenders, equity financiers, or wholesale buyers.I also have a free account on podio.com that I am still learning.

Add on a very supportive principal broker and I feel strongly that I'm able to provide an equivalent or superior level of service as many full-time agents.However, without those competitive advantages of experience and supportive boutique brokerage, I would not feel comfortable with the level of service I could provide.
