Often times the landlord in student housing.Long-term capital expenditures (roof, siding, etc.)Bad debt / unpaid rent (though your 10% vacancy factor will likely more than cover this if you are in a decent market)Legal (hopefully little to no costs)Advertising (A lot of free options these days so you may not need any budget here)Personally I think the maintenance factor is about right (Usually between $50-$150 per unit, per month - higher for single family / older properties).

I know the failed movie hall in DeWitt and the factory that was built for the company that never moved in are some recent black eyes in the area, but I think landing the drone testing center (even if you think it was just for a bid at Amazon) is a great thing for that area and crime continuously improving is always a good sign.

From the last deal I saw, many people worked locally at factories, retail stores, etc. and some higher paid tenants were commuting to the Temecula/Murrieta area and even down to San Diego.The market is anticipated to decline somewhat over the next 2-3 years, but no one knows for sure.

Another important factor is with all the government industries in Huntsville, the area is almost recession proof because government spending continues when private insdustry is struggling.
