@Ryan R.I didn't build the deck, so I don't know how deep that corner support goes, but we plan to demo the deck and rebuild it anyway. 

I am doing a lot of demo work myself to save on costs (I have the time).

Both include demoing top, raising block walls by 18" to gain 8' ceiling height and rebuilding, reusing existing cmu foundation.

I chose a contractor who could do the turnkey himself.so why is this in the lazy landlord section.because you can do things to help reduce cost .and still be lazy.you  can do any demo work that needs to be done.  

I did attend demo's for Propertyware, Rent Manager, Yardi - most of these are not that user friendly although they are bit more flexible in-terms of providing custom functionality, but get's expensive with all those optional modules!

The demo and remediation is done and now the insurance co. has come back with the numbers.

The fact that there wasn’t a need to gut or demo anything freed me up from potential lead or asbestos mitigation.I started out by contacting my commercial RE agent to put the space up for rent.

There are usually flat fees for things like roofing, demo, tanks, pools, decks, and electric, too and those range from maybe $20-500 depending on the town. 

I have to rehab 4 of the units and get them rent ready, handle some roofing issues, maybe demo a garage in the back to clear space for parking, and figure out how much all of this foundation work is going to be for hopefully $40k or under.

Might be better to demo the whole thing and build new from scratch or change to another asset type that is more in demand in the area like retail. it all depends where it is located.
