You will not find any inviting of your desire to work around from within the system because all of us, were in the system, we bite that bullet, paid our pound of flesh.   

There are more issues with the house including bathrooms and such, but the gist is, it's very undesirable.

You could run into problems down the road if the area is undesirable.  

The buyer can pocket your earnest money and tell you to go pound sand.

Then they will have to work it out amongst themselves if one person does not want to pay his or her share.Unless your house is in an undesirable area I would probably keep searching for better tenants.

If it’s full of junk and filthy take pictures then tell them to pound salt and they can hire a lawyer to get it if they like
