They are usually looking at higher quality deals where cap rate is lower but with value add and rent growth they can blend higher in a short period of time.

With Covid it is certainly different regarding in person interviews.....The good news is that when you'd be amazed at what you uncover if you look at the insode of their car when they come look at the property.

A title search should uncover anything like this. 

I know that finding reliable contractors and uncovering potential issues with rentals will be a bit of an uphill battle for me at first so I plan to not be too overzealous. :)
