There are a few landmines that a tax advisor should go over, and one or two of the steps you listed could be eliminated or done differently.For some reason I can't reply directly to you.In that situation, a transaction between you and the disregarded entity (such as a sale) would generally not be respected for federal income tax purposes.What we generally need is a partnership, S Corp or C Corp.I work with similar fact patterns and we usually see a landbank or similar company acquire raw land, then later sell to an S Corp for development.

The nice thing is that if a section gets damaged, we can cut that section out and a new piece with the same pattern and it's a perfect fit; you are hard pressed to see the repair and if water spill on the area, it's still sealed.

You've got folks that want a $600k home, so they look at homes listed for $500k to compensate for the pattern of stupid asking prices in our area, but your home looks crummy compared to the $600k ones... because it's a $500k home, which is why you listed for $500k!

For example, in Cali, to collect a late fee, you must provide a separate  three day cure or quit notice and cannot tack a late fee onto the pay or quit notice for late rent.If the tenant is on a month to month and paying late seems to be a pattern, consider giving tenant notice to not renew the tenancy and start with someone fresh.
