Are there easement issues from 1880 railroads or a Calif. power company, or etc...Were there homes there and in the 1980's they fell in a huge mudslide, now the area is declared unbuildable?

If the tenants have the same jobs they declare in the screening process, can they still not pay and not being evicte?

So you get an expense on Schedule C or E, but then you get wages to declare for the same amount!

I'm not a CPA, but from my understanding I think you can deduct half the expenses and declare half the income of the property (assuming units are similar in square footage), since only half of it is in service as a business venture. 

My question is how does he pay me after the sale and how do i declare that income.

I currently have a house that is built out as a triplex -- three kitchens, three furnaces, three water heaters, but since a previous owner declared it as a single family in order to save on property taxes, I can only rent it as single family.

If the utilities are the tenant responsibility, and they are off, you MAY be able to declare the unit "abandoned" and take possession, but this is may be IFFY!

But some have obviously tried to crush my hopes of getting deals by flexing large corporate muscle.
