Are there easement issues from 1880 railroads or a Calif. power company, or etc...Were there homes there and in the 1980's they fell in a huge mudslide, now the area is declared unbuildable?

I'm not a CPA, but from my understanding I think you can deduct half the expenses and declare half the income of the property (assuming units are similar in square footage), since only half of it is in service as a business venture.

If the utilities are the tenant responsibility, and they are off, you MAY be able to declare the unit "abandoned" and take possession, but this is may be IFFY!
