Curb appeal should be awesome, kitchen updated and bathrooms updated and you should be presented with professional pictures that the property manager can use for marketing for years to come.Bottom line, the price you pay should be related to the value and product you get.

What I would do to ensure top dollar is work on curb appeal.

A $165 to $215 gap in rents is exciting, but you'll need to likely do some renovation and curb appeal to the exterior also - have you thought about that?  

For example, ceiling fans in the master bedroom and family room, improving the curb appeal and the front entrance area, fresh paint, etc. 

Start at the curb, look up and down the street and across the street; is the subject property of like size, age and condition as other properties on the street?  

Now, I would never suggest you trespass or illegally enter a property that you don't own...but I bet you can get a lot of info from the curb.

As far as the areas, crime, schools, class of tenant, curb appeal, income, etc. would determine what class it is.
