If you had a spare $150k I assume you could lend it to the buyer if they got a $250k mortgage if the lender would let you.

Hi fam, I need help analyzing this deal if someone doesn't mind sparing their time to help.

Specific to the semiconductor industry, I know there will be areas of custom machining, large storage for critical spare parts, things of this nature. 

I’m trying to furnish a spare room for MTR and need help deciding  on a mattress.  

The previous addition already had a master bedroom en suite (bathroom, walk in closet), a spare room, and it’s own entrance.  

There’s a set in use by current guests, a set being washed at the cleaners, and an extra set in the closet as spares and to replace ruined ones. 

We started an LLC, got EIN and all that, business checkings with AMEX and Business Credit card with AMEX for 8k, Building business credit rn.I guess im on here hoping to meet a couple new people who actively do this who would spare some time to meet or call and so I can pick their brain!

On my spare time I love to watch, listen, and learn about real estate which is how I actually found out about Bigger Pockets (randomly watching youtube).

I also keep spare hot water tanks, breakers and toilets in a storage building.

Not because I want to have spares, but because the "deals" I ordered in March didn't come in until October and I had to buy from the floor and $250 more.
