There's been a lot of activity in the Kessler Park/Bishop Arts area of north Oak Cliff.

Just to complicate the picture the lot behind the home is almot completely covered in Oregon White Oak which is a "locally important habitat" and is mapped as such by the state DNR.  

We only share one inside wall which is an oak door that he kicked in!

Timing is another story and SF and OAK market recently peaked (late 2015), so I'm not in a rush to invest unless I come across something that clearly has potential to meet or exceed me and my investors target returns w/o taking signifcant risk.Like I said, I'm fine to agree to disagree.

Post Oak Title company (post oak location only) will double close with end buyers funds, as long as it's same day, with separate HUDs which will keep the assignment fee anonymous.Most will do assignments.

I use unfinished oak cabinets from Lowes. 

They don't want to call a performing loan due, but if they feel the deal threatens thier ability to control a foreclosure or the security interest, thay may call the bluff, very rare in my situation.

A lot of the ones in the heights/garden oaks/memorial ect areas are purchased as lots, listed on the MLS with approved plans and they sit until they have a buyer, then alleviating what you talked about.

Not sure about Oak Park - but here we cannot just write a new lease mid lease and make them sign.  

Keep in mind though even some types of healthy trees like oaks will drop small branches so trimming won't eliminate this.
