I host a local meetup every month, always the last Wednesday of the month, at 7pm at Johnny's Irish Pub on Culver, near Merchants Rd.  

Even though the profit from a dealer disposition is recognized in full and taxable in full in the year of sale, even if an installment sale is used, I don't know if recognizing the gain taxed as self-employment income can still be contributed to your 401k if you have not actually received it.Maybe your 401k custodian should answer the question about the source of income that can be contributed.

Because to be a flipper/wholesaler/ dealer in real estate you have to learn how to buy better than the average person so that you can supply the average person.

My suggestion would be to contact several mobile home dealers in the area to determine what demand there might be from people looking to buy a mobile home, who either don't like the choice of parks in the area, or don't have their own land.

And it can save time vs. waiting on a dealer... depends on the parts;)
