I have coin-operated laundry on-site so I figure avg # of gallons per load x number of loads a month, deduct that from the total bill and then divide the rest.

Definitely ask a CPA but I do have a few clients who bought properties through me and are self managing and are planning to turn over management to our PM co in 2024.
