However, if you can think big picture and wait for your investment to pay off - it can certainly be in your best interests & lucrative, as well.However, this is not necessarily a "build it & they will come" approach as you'll need to first conduct a market study & competition analysis (specifically a Supply Index) to determine if it makes sense to move forward, and if your numbers are favorable you'll need the opinion of a neutral third party to conduct a Feasibility study.

The net income has funded 529s, which will also grow tax free, provided cushion for extra contributions to non-RE 401ks, which will also grow tax free, and has been funneled into index funds that will be held for quite a while, again growing tax free until sold.

@Derek Rocco To answer your question and without knowing your entire financial situation, I'd invest in an index fund and focus on getting more money in the IRA/ other tax advantaged accounts.For me personally $20k just isn't enough capital to safely invest in even notes with enough of a cushion to survive one bad asset.Do you have other IRA's, 401ks,403bs that you want to roll into this SD IRA?

After reading David Greene's book I began researching different cities and looking population growth, median incomes, poverty levels, unemployment rates, average home prices, permits issued for new SF houses, cost to build new homes, and the cos of living index.
