Sorry didn’t read the other replies: Your interest rate is so low.. it doesn’t make sense to pay it off now (primary residence). if you can generate higher than a 3% rate of return… then it wouldn’t make sense right… Think about it: Worst case scenario: you net $500k on the sale after taxes : and you buy 5 SFRs that each rents out for $1k per month (that’s $5k per month that easily pays your current mortgage). if you are not pressing yourself to buy more assets: you could move into the investment home (if you can and want to) : live in it as a primary home for 2 years : then Sell it and have a way lower tax liability.
