If the tenant has a cooking accident and ruins the hardwood floors, countertops and glass cook top, who will pay?  

(Fences; patios; hardwood floors; crown molding; landscaping; electric fixtures and outlet replacement, under sink piping/kitchen disposals)-My wife and I are currently in a home purchased in 2010 with an FHA loan.

It needs cleaning, and I will probably replace some of the carpet flooring with hardwoods and paint before I rent it but I'm sure I could rent as is.

I am in the research phase for my first property looking to do hardwoods floors, new cabinets in kitchen, new countertops for kitchen, new kitchen appliances, new bathroom vanity, new toilet, and tile for bathroom floor and shower. 

Conditions are very good, hardwood floors, very well kept.

 - Central air, nice hardwoods / high end laminate, privacy fence, automatic garage door opener, etc.  

I recommend hardwood laminate.

I went over last night and my husband just finished sanding down the hardwood (there's beautiful hardwood oak under that ugly green carpet!)

I was looking for something like a hardwood floor, but it could find to match the floor from the rest of the house.

We haven't yet torn up the existing flooring to see what's under it - there's a chance the original hardwoods are still salvageable (1940's house) but not counting on it.
