Once you get a deal and have capitol you can get a website, LLC, banking account etc in one day...but by putting off making deals until you have capitol to get those business things then you may be adding weeks or months to your success.  

A lot of lenders were not allowing land to be added to the construction loan, or if they were it was being discounted.  

Maybe something with GROUPS can be done so as to alert us when a post was made to a group that we have joined.Maybe our groups can be added to dashboard.

The pool will be added to by people who can qualify for a loan but for various reasons don't want to 'gamble' on homeownership.Demographics, location, employment opportunities and amenities will all play increasingly important roles to these people.It's an interesting new market for investors but with the same old caveat: that sucker better cash flow.

If lightning struck twice (I think I got very lucky), I would own two duplexes and be adding $1500-1800 a month to my cash flow.Any downside to the IRRRL at this time?

@Jonathan Farber  At this point, you need to tell him that he's been there longer than a guest and either needs to find his own place or be added to the lease AFTER you do a background check on him (same as you did for the current tenant).  

However, if we find a bank that finances to LLC, my partner will be present during closing and i will be added to the LLC later. 

More details about the house: Front Unit is 3 beds 2 baths, back unit is 1 bed 1 bath with an extra room that needs a closet to be considered a bedroom so I will be adding that in to make it a 2 bed 2 bath.
