Even good tenants have a little bit of an attitude towards the new owner that can shine through in some comments.

With that attitude you will always be broke no matter how much income you have.

A landlord may reject any applicant they choose for "personal reasons", attitude, appearance, smell....what ever they deem unacceptable.  

Your attitude about paying tax rather than buying the wrong replacement is right on the money.  

What the law says and what is enforced are two different things, I generally believe in following the law, not everyone has that same attitude unfortunately lol.

I know that for here, the beach attitude is very different with contractors, realtors, etc. from a major metro.

Then walk up to everyone and let them know that you're the person to go to for buying and selling properties.positive attitude is usually the main thing you need to make it. simple things you can do. get a gimmick (business card with your dog on it that stands out from the boring ones.)maybe add that to a simple landing webpage. you don't need anything fancy, but a page that is reference on your card where they can fill a form or click on your email address to contact you.have a catchy email address linked to your domain.
