@Justin Brin - Try classifying specific properties as A-D based on condition and age; while classifying areas as urban, suburban, and rural.

@Shawn Rasmussen - 1-4 unit properties are classified as residential and are valued based on comps. 

I was meaning AREA as in LOCATION LOCATION LOCATION  not A class as you would describe apartments or commercial budlings. we are talking SFR's  its hard to classify them in the same manner you would with the latter ..
