I don't consider this an "error" on my part; unless I had a crystal ball, there's really no way I could have known how things were going to work out.

Much like in the stock market trying to “time” the market is simply a gamble unless you have a crystal ball.

My analysis can be as detailed and crystal clear as you wish.

CAPEX: If you use a very sharp pencil, have an engineering background, and a crystal ball mind, you might be able to arrive a mathematical formula to calculate CapEx reserves.

Replaced subfloors that were so soaked in crystallized dog pee it made your eyes water and throat burn from the ammonia.

You do it a 2nd time, like "Skippy" did, on purpose to antagonize I might add, were gonna make it crystal clear, as I did. 3rd time, be good at ducking because a tool is flying through the air your direction.

I suggest researching your areas of interest, establishing your CCC (crystal clear criteria), and then seeing what's available in all of your areas.
