Anyway, I know this strategy isn't for everyone, so congrats on saving that much coin in the first place as that's quite a feat!

As I matured and enter the Real Estate field i quickly got a taste of the other side of the coin...Just to clarify, I have partnered and worked with hundred of individuals in South Dakota and have had countless positive meetings and developed countless meaningful business relationships that I am truly grateful for.

It was a coin flip to repair or replace but would have been a significantly bigger project to replace. he repaired it with 2 rubber couplings and a piece of pipe.hes a good contractor, he makes being a part time investor very manageable....too bad he doesn't collect rent :) thanks for the feedback guys.....

There are no signs that the crypto winter will turn around in 2023.Fixed-rate instruments - CDs and similar instruments are not keeping pace with inflation.

But is the ONLY way to stop it from becoming a problem, where you can address quality control issues immediately and terminate if necessary, sooner rather than later.So you have 2 sides of the coin here as a contractor- Either large volume of work where not everything can be 100% supervised or small batches of work with a higher rate of supervision.  

Other options - cash out refi to fund additional deals outside CA, shore up reserves, stockpile cash on hand & acquire more silver Eagle coins.

Now the other side of that coin is if you do it that way they may retaliate and cause more damage. 

This kept us on the same goal maximizing profit.I had other partnerships where they tried to expense their time before the profit split, but that puts you on different sides of the coin. 

It also means my mailbox is not full of junkmail.It has also meant being patient and not needy at buys and sells or vacancy and branching into other asset classes like small businesses and high end personal property (cars, watches, boats, rv, coins, cards, metals, jewelry, antiques, art, etc) people find themselves overleveraged in or just a don't wanner. 

But my personal favorite is your coining my "NAP Index"- The internal correlation of effort/reward vs taking a nap.
