They are usually looking at higher quality deals where cap rate is lower but with value add and rent growth they can blend higher in a short period of time.

When I spoke to the Title Company about the unpaid balance of the levy they told me they could not help me out and very rudely dismissed my inquiry (maybe because I discovered that they did not do a good job of uncovering all liens or levies due to previous owner's delinquencies).

I know starting an LLC is a good idea but the 8-10 months of rental income for the newly started LLC may not be enough to get a mortgage loan through the LLC alone without the bank looking at my personal finances, which will then uncover the 1,700 a month mortgage and not enough verifiable income to cover both.
