IMO, having seperate LLCs for every property deal is just plain crazy, totally unnecessary and has absolutely no real value in limiting any liability whatsoever that can not be accomplished with insurance.You'll also have the issue of keeping at arms length between these LLCs as a single member or very limited member LLC.

Just reinforce to the seller the reasons why they should work with you:* You'll buy as-is, no work needed whatsoever* Close in weeks (versus mths with financing)* Close in cash, no buyer financing issues to kill the deal* No commissions to some buyers agent* No more dealing with strangers tromping through the house and criticizing stuff* Unlike a typical buyer, won't hit you up doing repairs following the inspection

I'm not sure if the owners or the listing agents are lazy or what the deal is but it's like pulling teeth getting expenses in my experience.

Having a recorded document against the property would have more teeth.

Or is it completely personal as to what makes the difference between "I got my moneys worth." and "I barely pulled out by the skin of my teeth."?
