It didn't work when one owner did not either actively manage or communicate with the other owner. examples being: pest control, roof repairs, and other "shared problems".

The house is not fit for human habitation. it dirty, hoarded, infested and the whole place needs to be gutted.

We had got a termite inspection done and the inspector gave us a report stating no prior or current termite infestation.

So are pest control issues.

Not sure where else to post this, but here goes: I recently had a small sewer leak under my apartment building that the pest inspector discovered. 

This market is always lacking in mulit-family inventory and when they do come up, they go super quick.As far as evaluating, I like to start with 40% of revenues go to expenses (vacancies, utilities, lawn, pest, taxes, insurance, management (always include this even if you self manage!!)

I have a clause in my lease that states that the tenant is liable for the first $150 of any repair; with the exception of structure/ major mechanicals unless it is due to tenant negligence/abuse.They know they are on the hook for pests as it is due to them.

Depends on the Agent....some less trustworthy agents have a hard time working in an intermediary capacity.Next have the property inspected....structure, mechanical and pest.

I hope no one was foolish enough to take the deal as it was offered.When you go to analyze a deal think about all the things that you would have to pay if you were the living there, lawn, general maintenance, pest control, saving for roof/HVAC etc.
