Had the tenant get an area rug for over the hardwood in the upstairs apartment (she was planning on it but the noise issue speed her up). 

They mainly buy in Bellevue and the Eastside anyway, so Lynnwood should not have much effect (if any).Lynnwood is a very good area with lots of new commercial and transit oriented development and still easily commutable by bus to Downtown Seattle, yet will also benefit from Boeing and the aerospace sector up in Everett.

This is important, but not new -- it's an ongoing battle in many places.Which I why I'm only investing in vacation-oriented locales where AirBNB/VRBO are well-established, and NOT in residential neighborhoods.

I am most definitely very detail oriented and will have no problem whipping up an executive summary for you or others to review.

Plus the tenants always put down some rugs and you dont see much floor anyway 

That's less risky than going to a market with no regulation, which might then pass something that yanks the rug out from under you.  

As in you don't want to ruin a good living room in a family oriented neighborhood.
