Your docs should declare who can sign what on behalf of whom, and under what circumstances, up to and including signing/engaging/burdening the LLC with obligations, debts, etc for Real Estate.  ...and I suppose,  as you said, up to and including authorization of a POA, I guess, but that's a pretty good-sized redundancy (or loop hole, depending on one's point of view.) 

If you hold the deed as an LLC you cannot declare Homestead, thus you cannot qualify for an owner-occupied STR Type-1 license. 

Ask your brain how can I do this, instead of shutting down your thought process with a declarative statement of " I can't do this" and then you fill in all the reasons why.

If that is your market, I guess okay...Legal entities such as a LLC or a LLC declared as a S Corp tax status really doesn't normally change your taxation.

I would go down that road first.The contract itself would spell out the various liabilities and remedies in the event of default… but given the above issue can there even be a default declared?
