The way I interpreted that was more like an absolute minimum.Also 40 doors... not sure if you interpret that as houses.40 doors simply means "sources of income" renting out.I have a 5 bedroom house in FL.

The challenge with commercial sites is that they are often biased toward the the host's state, interpretation and frequently over-simplify complex subjects as if all situation are applicable.

There can also be issues with attempts to a wrongful eviction, so taking advice to just go file on an interpretation that is not crystal clear is not good advice, you need to ask your attorney before you leap.

Suppose the heating system breaks down in winter and the tenant is planning on going on vacation anyway and so does not enforce his right in the lease to a timely repair.Under your interpretation that  means he is no longer allowed to enforce that right then next time the heating breaks down, but no sensible landlord would ever reach that conclusion.See you don't understand what a contract is for.
