While living in the house we put in central heat/AC, new siding, new roofs, new asphalt driveway, remodeled the bathroom, and refinished one of the bedroom's hardwood floors.In February, 2014 we moved out of this house into our new home and started doing some minor updates.

Usually I'll include the number of bedrooms/bathrooms, square footage, briefly work in selling features like hardwood floors/updated kitchen/etc, and on to details like monthly rent, security deposits, pets, smoking, etc.

The clean outs were buried under my first floor where I had to cut open the hardwood floors to get at it and fix it once and for all.

It's a bit overwhelming though; my list of tasks includes:Setting up billing for water, trash, electric, gas;Cleaning up the gutters and the yard;A fresh coat of paint and re-staining the hard wood floors;Sanding and painting the deck and railings;buying a new washer/dryer andFiguring out how to approach the tenant about a rent increase.Anyways, I know it will be a positive learning experience and hopefully be the beginning of a successful real estate investment career!

It's been 6 weeks. 1080 square feet, $1150 per month rent (includes HOA & trash), 2 bedroom 2.5 baths (each bedroom has it's own full bath), small galley kitchen with new appliances, hardwood floors downstairs, carpet upstairs, really cute and shows well.
