I know that the investors have to be Accredited but if the have the option to sell their shares to another investor does that investor have to be accredited also?

Similar to accredited investors have less protection than non accredited investors, RE investors should have option of taking on increased risk of using handymen.  

The issue as I see it is has the seller made the decision to sell to the buyer based upon his/her evaluation of the buyer's ability to perform.How would you like to contract with a buyer who is an accredited investor and then find out months later that the party who ends up on title is a deadbeat? 

Justin,If you are an accredited investor then you can get into apartment opportunities as a limited partner and reap a lot of the positives w/o a lot of headaches for that amount of money.
