Things need to be adjusted based on your specific building.Remember that a CAP rate (NOI/return = sales price) is a simple snapshot in time, it's not meant to decide the value of an investment over time.

If this is a 8 unit apartment that is a commercial building and the value will be based on income and market cap rate.Based on your $41,329 NOI and 428,000 ARV that indicates a cap rate of just under 9.7%.
