If I am doing a CMA to recommend my seller pick a price it will be different than if I was the person telling the bank what it was worth.4 sold houses identical to the subject sold for $145,000/$146,500/$139,700/$137,500 in the last 6 months.2 Pending properties are currently going and were listed at $139,0003 Active identical properties are on the market for $134,000 and all have DOM over 60.It helps to point me to where a house should be listed.

You take two houses right next door to each other...both built 3 years ago for example, brand new (basically), same square footage...but one house is custom built - there is no house anywhere with the same floor plan, and the other house is a contractor special, with 3 other houses identical in the neighborhood.

This includes the price of materials and labor to build an identical house on an identical plot of land, given current market forces for material and labor.I find this method the least helpful of the methods in my personal ventures.
