I happen to enjoy hosting visitors in the one unit and my ltr tenants enjoy it as well.

Too much personal debt and too little income with too many expenses, after an unexpected ER visit or job loss, is an accident waiting to happen. 

We lost two tenants with pit bulls that caused a lot of property damage, one stripper who had frequent late night visitors, and another tenant who got behind on paying rent.

One SS appliance out of three does not scream high end or better quality nor attract a better tenant.  

We're the first US city to have more than 60 MILLION visitors in one year.

You have some good questions but a little more specifics about your strategy would help as well.Rockford is attempting to attract visitors through youth/amateur sports and tourism.  

In my nearly 6 years, I think, on BP I have never said anything like this; Look to my profile, actually it is brief, it should scream conservative businessman.

The transition has been somewhat smooth;  However my heart still screams INVESTOR more then anything.

Also I didn't know anyother way.This was the most killer point in the entire thread:A common theme seems to be out of state investors buying cheap houses, doing $5,000 cosmetic "rehabs", renting them out, bragging about the positive cash flow for awhile and then BANG, a few months later they are back on BP, screaming bloody murder and complaining about the leaking roof that has caused a ceiling to collapse. and then we have Big @Ben Leybovich , piling on, pointing out the smeared lipstick on our $30k pigs, dancing on the dead carcass of the out of state investor, and "P r o b a b l y" wagging his "I told you so" finger at his computer screen, and grinning ear to ear as he pats himself on the back for being right again.
