As long as your lease is between the tenant and the LLC as landlord, and you obviously don't have any additional language where you personally assume any liability, the "on behalf of" is unnecessary, you just put your title next to your name.

You clearly do not want them to stay as they are costing you money and causing you unnecessary stress.

LLCs are often unnecessary and can have an impact on your loan terms as well (i.e., a lender will often provide better terms if they are underwriting you - backed by your assets - vs. your LLC which has nothing in it).

If you discover the repair was unnecessary or that it was due to abuse/neglect by the Tenant, then you can charge the Tenant for the bill.

We do include a warranty on all major systems, so the 2nd one is just as important to us, as we don't want the exposure of unnecessary repairs. 

I want to start small, learn the ropes, and avoid taking large unnecessary risks.Any advice on how to get started (meetup recommendations, reading suggestions, etc)?

I actually have no idea about which other area's have excise taxes and how much, but they definitely discourage unnecessary buying and selling. 

In the mean time, I’m focused on reducing unnecessary expenses, increasing savings rate, and continuing to build assets (both retirement plans, rental properties, etc.).  

And they're doing it for less money...maybe you should be talking to them.Also, for someone doing 30 deals/year, having 3 part-time assistants seems a bit unnecessary... :-)
