For Douglas & Sarpy Co we typically just try to find the big corporate buyers that have no interest in getting a property whatsoever.  

Using any other exemption from registration, you lose the affirmative statutory defense, and are at the mercy of interpretation of securities, trade, and commerce laws by a judge and jury, with attorneys more than willing to represent borrowers who will lie through their teeth about what was discussed before they invested.

Just a warning, this is common but what is also common is friendships become ex-friends.This guy appears to have no skin in the game whatsoever and if he bails he is out nothing.

I would also caution you on Eastern Montana, Some of the towns are doing well because of the Oil boom and alot of the smaller towns had no effect whatsoever.  

No problems whatsoever with getting paid on time (knock on wood). 

However, they seem to have all but disappeared because the market has become so hot that the developers, generally speaking, have no need or interest whatsoever to offer financing to sell their properties.

I had no contacts in the market whatsoever.

Who else's chain can you spend a couple hours yanking and feel no guilt whatsoever.

It is not based in reality whatsoever and everything is fake drama.
