You can do higher, of course, but raising it to a "it's still a great deal" price is a no brainer.Put some thought into it and be strategic but don't inherently be afraid to raise rents.

Now that is my starting point, after my inspection and due diligence we could be even lower.So sometimes it's good to be persistent but you have to be strategic make an offer be patient and continue looking.When they come back to you, you are in control and basically they need you, so you can possibly get even better terms.Last, you can't be afraid to lose a deal.

Once you've identified a handful of markets, you can strategically analyze the smaller markets within your list (preferable zip codes and neighborhoods as others have mentioned).
