I would be doing these subdivisions all day long down there, near the growing metro areas of Austin, San Antonio, etc.Below we are using a skid steer to clean up the brush along the edge of the farm fields. 

I prefer to have separation of representation to minimize conflict of interest - they will have natural conflict since they’ll likely steer you to their listings for your replacement property.

Like @Mike R. mentioned, I ran the numbers and because the prices are so high right now, the cap rates for a vacation rental steered me away from it. 

Get an agent that can steer you in the right direction. 

If you don't have the keys and you want to move it and just be done with it you can break the steering wheel lock with a big screw driver and then disconnect the drive shaft so it will roll. you should be able to find instructions for this online and it isn't too difficult. 

To steer away from points, you are going to have to go directly to one of these big box lenders.

I especially steer clear of Cleveland Heights as an investor, due to their strict POS, relatively low values in many areas, and high taxes.  

They should be able to steer you away from bad investments/areas. 

So we had enough room for a mini skid steer…… and yep one of the guys damaged two piers that now have to be replaced…… it’s ok these things happen.

I'm not trying to steer you in the wrong direction, but the industry can be ruthless.
