And even then, if you want to use this type of business accounting software, Wave is perfectly adequate for everything you need to do for rental property accounting, and it's free (for what you need for rentals).For most rental property owners, you can use personal finance software (Simplifi, Quicken, etc.), or you can use rental-specific software (Stessa, Rental Hero, etc.).

If it's maintenance, get a good general maintenance guy (that uses email) and a simple property management app  (i started working on one tenantsq.com but, not enough time in the day to finish...) that's geared towards a small amount of rentals, cozy seems like a decent oneIf it's communication, may want to simplify that and maybe only communicate via emails so you can check it on your time opposed to them blowing up your phone.I think, its a lot you can do before going to property management, i think you move to that once you want to be hands off completely.

Then after leaving unit 2 in Sept, went to a totally different property.So with the above suggestion, I would just show owner-occupancy in unit 1 from Jan-Sept. in order to simplify it.
