It's not the presence of tats or piercings that intrinsically mean anything, it's the CHOICES the person made that got them to the point of looking like a freak.Just to be clear, I'm not talking about someone with one or two tats or someone with one piercing - I'm talking about someone that looks like a freak or has inappropriate tats (like the teardrop, MS13, etc)!

They have a U.S. presence also (although it's virtual), and I was able to EASILY get a U.S. credit card from them and they based it off of my Canadian credit (I was still in Canada at the time). 

A few things I look at; do they have a linkedin presence, have they done events before (if so how many), are there speakers and panels, do they have an event schedule of future meetups, is there a membership fee (this can be a good thing because it shows commitment on all members parts), is there a wide array of attendees, investors, operators, GPs, brokers, lenders, etc.

As for having an online presence, do most sponsors make an effort at digital marketing (have a podcast, blog, etc)?

And obviously, in either area the presence of a garage will affect price.The presence of tenants is not much of a factor, but the condition they are keeping the property in may be.Buyer purchases the appraisal to satisfy their lender's requirements.  

But when that first deal made its presence known, everything changed.

Joe Bertolino  yeah when I was there this project If I recall was just north of town.. they had built elevated decks were you walked up and viewed the property with a map showing all these great amenities... my first reaction was this could be a cluster who's to say they actually do it and how would you go about getting recourse. they were doing fly and buy just like turnkey does.. they had big presence in LA and Bay Area you would fly to San diego and they would bus you over.. or you could pay to ride on their DC 3  which would fly you right into the airport.  

However, if you prefer local presence, then of course you should seek out a local CPA.
