I still have my first rental that I purchased as a novice.

Novice investors are buying quasi toxic turn key properties in areas with regional decline. 

Those that fail to comprehend that concept are destined to either fail or at best barley survive.Most business fail in the first 5 years. likely only 1 in 100 novice investors go beyond a single property.

So, as a budding house hacker I wanted to ask my friends on BP:What tools come in most handy to a novice landlord?

Relocating feral animals is illegal in most places because it would be a means for some novice to spread rabies but it is probably doable.But don't take my word for it. 

Honestly, I feel like I'm still a novice (and suck at REI some days lol), but here is what worked for me:1.

You may have an analysis that shows otherwise, but there's too many things here that (this still novice, but learning) investor would walk away from.
