We are VERY well versed in home remodels but not as well experienced in the behind the scenes part of financing investment homes. 

My current narrative is "my wife and I are moving to Tucson where I plan to drive for Uber, take some real estate courses, and enjoy the outstanding Native American traditional and contemporary art scenes in Arizona and just see what happens."  

That way you have a better understanding of what is going on behind the scenes when it happens automatically.

You can always have your management company LLC collect rents etc. as it too will have its own expenses.So think: - asset protection, land trusts- holding company- getting the right business structures in place to protect your investments and that too will have its own tax advantagesI am very new to RE investing scene and do not have any properties but I have done a lot of research and will be implementing very soon.That's just my bit...

I have heard that some of the tenants are staging the scene or breaking some stuff in the house just to avoid paying rent.

I ask clients what local scenes they want and paint in oil local scene so it is in their new home on the wall.
