Phone calls encourage drama and them telling you their problems.Also be quick to get rid of bad tenants and train new ones.

As others have said, this strategy isn't that pratical and often would come with a heap of drama when they can't perform to buy back the home or you need to evict them out.

:) Once money starts pouring in and you find yourself paying a lot of state taxes then decide if you want to move elsewhere.Now I know this sounds a bit harsh but try to see it as encouragement; the advise here is: get busy.

Personally, I won't buy in lower end neighborhoods because I don't want to deal with all of the drama that comes with them.
