Other options for moving the property are retain all the debt (not great-- ties up equity), work with local commercial bank to facilitate (not sure this is feasible), or just sell the property outright (in this market, takes a long time.)

Second what Marco Santarelli said, above - we're complete turnkey (including management and exit strategies, all done in-house) - and the vast majority of our clients are diversely hedged all over the world - they wouldn't dream of trying to manage anything themselves - they do bottom lines and executive calls, and are quite happy to remain in this position, entrusting the ongoing sourcing, facilitating and managing of deals to reliable contractors like ourselves.Takes all sorts, I don't think there are any concrete rules about who uses turnkey and why.

It’s critical to build a community for yourself as a Note Investor.This community will serve you through time with deal flow, vendor resources, strategies, due diligence & workout support…you get the point.In my opinion a MMG needs to holds the following to be successful:1)A series of consistent meetups in-person & through video conferencing (i.e. once a month)2)Have a veteran player facilitating the call to help move the discussion along while they smell out opportunities3)Have a safe and open environment so nobody feels dumb bringing up any topic for discussion4)Synergy formation through positive discussion.This could lead to forming buying partnerships, teaming, shared resources, and a whole host of other positive moves5)NO SELLING POLICY.The MMG should not be a forum for selling products and services to each other.Any one else have any thoughts on this?

If you do go the HML I would definitely pay to get a broker to facilitate the process which will like cost an additional 1-3 points but will make sure it closes.
