We're in SE Michigan, and most of the homes I would consider purchasing as investment homes are currently at their max value.

So although real estate related (number crunching) it's not about selling or raising capital (per se) but it was exactly what I was looking for and at a price that was well within my reach. 

SE Asia is a great place to invest if you are very careful and do your homework.

In my career I handled multiple claims based on policies insuring title in TX including the one discussed in the case found at the link below which you might find interesting.I've had long involved conversations with TX underwriters with both individuals who worked for underwriters that I did not and underwriters who did, and never did I have anyone tell me their company had a blanket prohibition on insuring title because the seller had received title via a QCD or that there is a QCD in the chain of title.As I wrote above, an underwriter might have additional questions if a QCD is in the chain, particularly if it is recent, but never has anyone I know of said QCDs are uninsurable per se. 

I don't like to bash Phoenix per se.

Yep, we have stupidly high insurance in SE Louisiana. 

They don’t have a course per se, but they deal with STRs (and sell them), so they could possibly be a place to start at least.

St Pete doesn't "allow it" per se, but unless you have neighbors complaining about noise they are not actively looking to shut things down unless they are getting complaints.

My latest client purchased a duplex on the SE side with a tenant in the second unit.
