Just my two cents from what I observe in the field; you get what you pay for. 

What I mean by this is, that you as the developer, should always be observing your legal counsel to make sure they are both protecting your interest AND helping you to move the deal forward.

I suggest you go to a good number of auctions just to observe the whole process, learn a lot and study the faces there.

I've sent her emails on the noise levels (noise that I've personally observed) and she apologizes and promises to address, but eventually she gets loud again, slowly but surely.

Observe the structure as well. 

They MAY notice something like incorrect location or crossing a lot line and call it out, but it's not necessarily obvious to a casual observer.
