Of course if you feel better hiring one, do it, but I've never seen them help...I've really only seen them cause unnecessary stress. 

It's easy (and unnecessary) to get lost in in all the percentages, formulas, etc.

The main concern I have beyond the investment being cash flow positive, is to not be tied up with unnecessary headaches of having to evict people or units being trashed.

A reserve is unnecessary, but I still keep around $15,000 - $20,000 in my account.The point is, you should sit down and assess your personal finances to determine what the worst-case scenario may look like, how much you would need to cover it without impacting your life, and whether you will need to build a reserve.

 Many are probably just lazy and find it " unnecessary" to provide so much information "just to view." 

Putting 70k down is unnecessary, speaking just for my brokerage we only ask for 10k down for deals within the 250 - 350k price range.
