They often have old single wall tanks and poor monitoring systems.The larger national gas station brands back any contamination clean up usually and have extensive new double wall tanks and monitoring systems right there to catch any inkling of a spill and rectify it.For gas stations usually a ground lease or absolute NNN.

I also rent out a house to a young family on a year-lease - and that property has a guest house as well, and I'm monitoring and waiting for a day when I have to address Airbnb issue with them... or cure :)The site is nothing more then a middle-man and a platform to connect hosts and guests - even though their own terms and conditions try hard to avoid that label.

Of course we still have plenty of AirBnb listings and not all landlords who ban its use monitor their tenants, but I think it's enough of a deterrent to prevent AirBnb from taking too many available units from locals.

We have offered the following so far - Appraiser to enter wearing gloves/masks/shoe covers and not touching anything (which most appraisers are doing now anyway)tenants not being home during appraisal and having appraiser monitored by our PMcomplimentary deep cleaning once appraiser leaves (this would mean more unknown people entering the property)Gift card for cleaning supplies to be purchased cash / discounted rent for next month _______________________________________ Alternate route - I've got a call in to the appraiser and the bank loan officer to see if they can negotiate an alternate appraisal method that the bank will accept in lieu of access to the interior.
