You'll be hard pressed to get any good cash on cash returns - the prices have just gotten too high compared to rents, unless you can get a BRRRR deal or similar.

Here in Toronto, Canada you'd be hard pressed to find a 1 bed, 1 bath CONDO renting for UNDER $2000/month.

Going to be hard pressed to find someone to bring you the best deals unless you have a track record that is provable. 

So loved the time saver of that bldg. especially when something pressing went wrong, as my husband was in charge of maintenance. 

Criminal charges are normally pressed based on laws at that level.So, you need to check to see what options are available to you in the state in which the property destruction took place.

You MIGHT be able to find a private lender (owner carry) to fund you, but you'll be hard pressed.

If you are not pressed for time, it may not hurt to develop a range, post it for the top of that range, and then see what activity is generated.

Assuming someone just gave you all the equipment for free, obtained all the initial leases for locations, gave you all the software and support infrastructure... you would still be hard pressed to break even.
