If you didn't notice the floors when you make an offer, then it can't be that bad, and the cost to float the floors only to level them may be a better (and much cheaper) way to go.  1983 isn't that old though.Let me add this most important point though.

@Brian LawYou really need to consult an accountant and attorney with experience on business entities and foreign investment rather than taking advice from folks here - myself included - as our situations and experience may not be a precise fit with your situation.When you do meet with your advisors, float past them the idea of having your foreign investors create their own corporate entity and then have that entity invest with your company - either as a lender or investor (consider preferred shares with a guaranteed return but no voting rights).

If everyone thought like me the smaller multis would be on demand and larger properties would be dirt cheap.Also, being new and not having a network, I am less likely to get the premium properties for larger multifamily since the commercial brokers float the good deals to their long term clients first.

The scratches take up about 10-20 linear feet, and would require replacing about 20 boards of engineered hardwood (like plywood) that are currently glued down (not floated, like a lot of engineered installations are).I would like to fix the damage at some point, but as it turns out we were able to find a tenant (albeit for lower monthly rental that the first tenant).
